• Review restrictive covenants (if necessary)
• Review plat plan for lot restrictions
• Produce as-built floor & elevation plans

 

Design Development-Interior

• Design demolition plan
• Design proposed floor plan
• Design proposed electrical plan
• Review of new plans with client

 

Design Development–Exterior

• Design demolition plan
• Design proposed floor plan
• Design proposed electrical plan
• Design proposed elevations
• Review of new plans with client

 

Design Refinement & Development

• Refine plans for estimating & proposal
• Conduct on-site meetings with trade partners
• Assist client with product & material selections
 

Development of Contract & Specifications

• Prepare fixed price contract
• Prepare detailed specifications
• Present contract & specifications
 

Execution of Contract & Agreement

• Contract Signing
• Accountability guaranteed through detailed specifications

• Time Required: Varies with job complexity
• Cost: Approximately 4-6% of job cost
